Las consecuencias del Boom inmobiliario. Cambios en la densidad de las metrópolis españolas, 2001-2007
Después de un período de crecimiento urbanístico desorbitado es oportuno hacer un primer balance de las
consecuencias que este hecho ha tenido sobre la estructura espacial de las principales urbes españolas. Un
elemento básico de análisis es las variaciones que se han operado sobre la densidad de población. En el presente
artículo se estudian estas transformaciones mediante modelos econométricos de densidad urbana. Las metrópolis
investigadas son Madrid, Barcelona, Valencia, Sevilla, Bilbao y Zaragoza y el periodo temporal abarca desde
2001 a 2007. Los resultados indican, para las metrópolis más pobladas, cambios significativos en los parámetros,
y en dos casos en la propia forma funcional de la densidad.After a period of urban growth, a first evaluation of the consequences in spatial structures on Spanish urban
areas is necessary. Population density variation is a basic element of analysis. In this article, such
transformations are investigated by means of econometrics models of urban population density in Madrid,
Barcelona, Valencia, Sevilla, Bilbao and Zaragoza from 2001 to 2007. Significative changes are observed in
the most populated areas as well as variations in the functional form in two cases
Ciutats: economia i estadística
He titulat aquesta lliçó inaugural del curs 2009-2010 de la Universitat de
Vic amb els termes ciutat, economia i estadística, però també es podia
haver titulat “La introducció de l’espai en l’anàlisi econòmica i l’estadística”
o “Espai, economia i estadística: Una introducció”. En realitat és un
molt breu passeig per dos exemples d’aplicació de l’estadística espacial a
l’economia i a altres ciències socials.
Començarem per presentar alguns conceptes bàsics de l’aproximació des
de l’economia al fenomen de les ciutats. Tot seguit farem una pinzellada
sobre la relació entre estadística i espai, i acabarem exposant dues aplicacions
pràctiques dels coneixements desenvolupats, un en relació a un
fenomen ben actual, la distribució de la població immigrant en el territori,
i un altre, també molt actual, sobre els efectes que ha tingut el boom
immobiliari sobre la densitat de població de les metròpolis espanyoles.
Aquestes dues recerques s’han desenvolupat en el si del grup de recerca
sobre Distribució de la Població, l’Activitat i la Renda del Departament
d’Economia i Empresa de la Facultat d’Empresa i Comunicació, i han
estat finançades per diversos ajuntaments, l’Agencia de Gestió d’Ajuts
Universitaris i de Recerca (AGAUR) i la Universitat de Vic
Classical models of urban population density. The case of Barcelona Metropolitan Area
In this paper, we study the classical functional forms density-distance and its relation with the suburbanization for the Barcelona Metropolitan Area. The investigation of population concentration will be based on a mesure of the population density gradients derived from the classical models of urban population density. The monocentric urban density analysis has received considerable attention in urban geography and regional science as an empirical issue as well as from a theorical standpoint. The classic study by Colin Clark (1951), followed by the work of Muth (1969) and Mills (1970, 1972), has led to an extensive body of literature dealing with empirical implementations for a wide range of metropolitan areas and cities, in different countries and moments of time. In this work we analize the classical econometric models of urban density. Some of them have been used in studies about the traffic planning and some others in theoretical models on housing market. Quantitative geography has also attempted to model the urban population density. The functions have been estimated from the data sets of Barcelona Metropolitan Area (for six periods of time, 1975-1998) and eleven subcenters whose population ranges from 50.000 to over 200.000 (for one period, 1991). The data are taken from the municipality and census tract area and population data from the Census of Population
Segregation measures and spatial autocorrelation - Location patterns of immigrant minorities in the Barcelona Region
Given the important growth of immigrants in Spain it would be interesting to study its distribution throughout the urban area. Statistics suggest different large traditional indices allowing to quantify the segregation of minority population groups. Segregation can be measured from the different points of view and a new segregation perspective can be obtained by the utilisation of innovative indices including spatial statistics elements, as well as local indicators of spatial association (LISA). Through the application of these tools on the Barcelona and its metropolitan region case, its utilities in the analysis of resident segregation in a town are shown and segregation patterns are found out. The results point out that the segregation differs depending on the observed group. The combination of all these measures represents a useful proceeding in the analysis of the distribution of immigrants in the urban zones and its convenience extends to the different areas like sociology, economics, city planning or housing policies.

Income, distance and spatial effects in the Monocentric model. The Barcelona Metropolitan Area case.
This paper focuses on the income distribution of households in Barcelona Metropolitan Area. For this purpose we use the Monocentric model. As the basic model does not have direct implications for this distribution, we survey the extensions of the model that have been used in empirical literature. One of the most promising ways is to introduce externalities in the decision process; they can result directly from exogenous amenities (natural traits of urban area) or be created directly by other agents’ decisions. In this case, a spatial lag model and spatial error model are suited for the empirical purposes. We present evidence that any model with spatial effects improves significantly the econometric results.
Indicadores cuantitativos de segregación residencial. El caso de la población inmigrante en Barcelona
La segregación residencial en una ciudad indica el nivel de desigualdad de la distribución de la población
entre las diferentes zonas. Es interesante obtener una visión cuantitativa de la segregación residencial para
prever y actuar sobre los territorios más afectados por este proceso. En este artículo se propone medir la
segregación de los colectivos de inmigrantes desde diferentes ópticas, utilizando la estadística espacial y los
sistemas de información geográfica. Con estas herramientas se realiza un estudio sobre la distribución de la
población inmigrante para la ciudad de Barcelona. Los resultados apuntan a una disminución en la
segregación entre 1996 y 2001. Aunque se aprecian diferencias significativas según la procedencia de cada
grupo estudiado.The residential segregation of a town shows the level of inequality in the distribution of the inhabitants
between the different areas. It is interesting to obtain a quantitative vision of the residential segregation in
order to prevent and to act in the most affected territories by this process. This article suggests segregation
measurements for the immigrants from different point of views, using spatial statistics and geographic
information systems. With this tools it studies the distribution of the immigrants for the city of Barcelona.
The results indicate a decrease of the segregation between 1996 and 2001. Nevertheless it notes significant
differences according to the origin of every studied group
Nuevas técnicas de estadística espacial para la detección de clusters residenciales de población inmigrante
La estadística aplicada a la geografía ha experimentado un avance espectacular en las últimas dos décadas introduciéndose el espacio como eje
fundamental del análisis. Este avance se ha visto acompañado por un rápido desarrollo de aplicaciones estadísticas integradas en los sistemas de
información geográfica, constituyéndose de esta forma en un conjunto de herramientas imprescindibles en la planificación territorial. Por otro
lado, en España, el incremento de población inmigrada en un corto intervalo de tiempo ha hecho necesario analizar su distribución espacial en las
áreas urbanas. Los índices de autocorrelación espacial, tanto global como local, y su representación cartográfica constituyen una técnica adecuada
para la detección de clusters y patrones espaciales y abre la posibilidad de plantear diferentes modelos econométricos. A partir del caso de la
ciudad de Barcelona se aplican las técnicas descritas y se observan los diferentes comportamientos según el grupo de población estudiado.The statistics applied to the geography has experimented a spectacular advance on the last two decades working in the space as a fundamental axis
of the analysis. This advance has been seen accompanied with a fast development of statistical applications integrated into the systems of
geographical information, constituting itself this way in a set of indispensable tools in the territorial planning. On the other hand, in Spain, the
increase of immigrant population in a short interval of time has made its spatial distribution analyze necessary in the urban areas. The indexes of
spatial autocorrelation, global as well as local, and its cartographic representation constitute a technique suitable for the detection of clusters and
spatial patterns and the possibility to propose different econometric models. From the case of the city of Barcelona, the described techniques are
applied and the different behaviours are observed according to the group of population studied
Distribución espacial de la población inmigrante en los municipios catalanes: igualdad, exposición, concentración y centralidad
Dado el importante crecimiento de la población inmigrante en España, es interesante
estudiar su distribución sobre el territorio urbano. Desde la estadística se dispone de
diferentes indicadores con una larga tradición, que permiten cuantificar la segregación
de grupos de población minoritarios. Mediante la aplicación de estas herramientas a la
realidad de los municipios catalanes, se muestra su utilidad a la hora de analizar la
segregación residencial dentro de una ciudad, y detectar las pautas que rigen este
fenómeno. Los resultados muestran que no hay relación clara entre el porcentaje de
población extranjera y el nivel de segregación, y que la segregación difiere según el
grupo observado. Una nueva perspectiva de la segregación se obtiene con la utilización
de indicadores diseñados mediante elementos de estadística espacial. La combinación
de todas estas medidas representa un procedimiento útil para el análisis de la
distribución de la población inmigrante en las zonas urbanas, su utilidad se extiende a
diferentes áreas como la sociología, la economía, el urbanismo o las políticas de
